The Castles team undertake valuations on a large number of private residential houses, apartments and flats across North London and the Home Counties every year. We are experts in our field with over 100 years of combined experience and offices conveniently located in Enfield, Hackney, Crouch End, the West End and Essex.

The reasons for needing a property valuation range from straightforward sale or purchase to remortgaging & refinancing, probate or marital dissolution and the dividing of assets. We also provide valuations for ‘staircasing’ which applies to Shared Ownership and is the process of the homeowner purchasing a greater number of shares in the property.

Many aspects of home buying, selling and ownership can be stressful, expensive and time consuming. We understand this and it is why we aim for the services we offer to be as efficient, simple and cost effective as possible. Giving our customers confidence, peace of mind and the knowledge they need to move forward.

A valuation should not be confused with a survey which is a much more in depth appraisal. The valuation inspection itself can be relatively brief and is focussed only on those matters that affect the value of the property in question.

The report will typically include:

• A description of the property.
• Details on its location.
• A review of the current condition.
• Information on tenure and any planning and building control matters.

The timescale for a valuation is approximately 2–4 days, depending on access to the property.
