Lending Valuations

At Castles Surveyors we are well established and respected in our industry. This is why we are often asked to carry out residential property valuations for major lending organisations including Lloyds TSB, The Woolwich, Santander, Nationwide and Natwest.

Offering a fast, efficient and cost effective service, Castles has offices across London and the Home Counties which enables us to provide a rapid response to lending valuation requests.

Lending Valuations are:

• Requested by the mortgage lender & paid for by the person/s making the application
• Have fees that differ between lending organisations.
• Confirmation of the current value of the property.
• Enable the lender to decide whether the property is one they are happy to lend against.
• Usually 1-2 pages long.
• Occasionally shared with the person/s making the application.

It is likely that if the valuation shows any major issues or defects then the lender will pass this information on to the potential buyer.

Although the valuation report will identify any serious issues that affect the current price of the property it will not include any observations on essential maintenance. Many homebuyers arrange for a more detailed Home Buyers Report or Building Survey to be done at the same time as the Lending Valuation. Although this involves an additional fee it can save time and money in the long run. Please speak to our knowledgeable and helpful team if you would like to discuss multiple reports for the same property.

Our response to a lending valuation request is exceptionally quick and is usually around 1-2 days.
